the Monticolo Lakes in Appiano. The nature reserve “Montiggl forest” invites you to take 
long, revitalizing forest hikes and to explore the surroundings by bike. 
Put on your swimsuit and explore the Monticolo Lakes…Dive into the fresh lake water and swim a lap!

The Unterhabsbergerhof is an inn full of history and time. It has been carefully and 
elegantly renovated into eight spacious and unique suites and rooms, where modern 
design meets rural old buildings.
A restful night is followed by a joyful awakening – just be curious! Enjoy my breakfast prepared with love 
and creativity, full of little surprises, just for you, never perfect, but always heartfelt. Take your seat outdoors, 
in the sun or under the parasol - wherever you want to enjoy it!
The evening has a lot in store…A visit to a fine restaurant? A delicious pizza?

My breakfast...prepared with love!

Every morning the fresh smell of breakfast will magically wake you up. Before you indulge in the morning delicacies of the Unterhabsbergerhof, take a revitalizing run in the nearby jogging trails or enjoy a refreshing swim in the Montiggl Lakes to regenerate your body and soul! As we all know, the idea of waiting for something makes it even more exciting! 
If you are used to a cosy and relaxed start into the day, you will appreciate the peace and quiet that simply puts you in a good mood! Find your own, comfortable place in the Mediterranean garden, in the meantime I will spoil you with my homemade, seasonal and regional delights. Do you prefer crunchy, fruity or savoury treats? Various cakes, omelettes and egg dishes, a good cup of coffee or a regenerating South Tyrolean herbal tea are just waiting to be tasted. The spacious, Mediterranean garden of the Unterhabsbergerhof offers you an open-air cinema with a dreamlike backdrop and a great vegetation. Nestled amidst the "Montiggl forest" nature reserve and surrounded by carefully cultivated vineyards, you will find your very own place of well-being. We consciously focus on peace and quiet in our garden. After an exciting day outdoors, make yourself comfortable in my secluded retreat, enjoy some time for yourself and let the Mediterranean flair sink in.

Active holidays amidst the Montiggl forest

The idyllic little village of Monticolo, near Appiano, is located in a slightly remote position in the heart of the forest, nestled amongst vineyards and the impressive nature reserve. Already in mid-March, the surrounding area invites you to enjoy pleasant bike tours and relaxing walks in the heart of nature. In just a few minutes' walk you reach the two Monticolo Lakes, characterized by excellent water quality. My personal tip for you: the ideal time to explore the lakes is early in the morning or in the evening! 
Culture enthusiasts will be thrilled by the many historic castles, old churches and residences, museums and historic villages that just wait to be discovered!

Check-In / Check-Out
On arrival day your room will be available starting from 1 p.m. till 6 p.m. 
 Please let me know your approximate arrival time some days before. Please contact me on my phone number.
For arrivers after 6 p.m. I will send you a numeric code for the main door.
On the day of departure, we ask you to leave your room by 10 a.m.
Pets
Dogs only on request and only in some of our room type.
Daily rate 18,00 € without food.
Children's rates
On request I'll send you the children's rates.
Tourist tax
The tourist tax amounts to 1,70 € per person and night and has to be paid directly on site. Children up to the age of 14 years are exempt from the tourist tax.
Parking
You can park your car free of charge in our car parking area.
Smokers
According to Italian law, smoking is forbidden in our hotel and therefore also in our rooms. You are welcome to smoke outside.
Deposit
A deposit of 30% of the total price may be required at the time of booking, which will be refunded in the event of cancellation up to 31 days prior to arrival.
Cancellation conditions
For cancellations made up to 31 days before the date of arrival, no additional fee will be charged.
For cancellations within 30 to 15 days prior to arrival, 40% of the total booking will be charged.
For cancellations within 14 to 8 days prior to arrival, 60% of the total booking will be charged.
For cancellations within 7 to 1 day prior to arrival, 70% of the total booking will be charged.
For cancellations on the day of arrival, 100% of the total booking will be charged.
In case of early departure, late arrival or no-show, we will charge a cancellation fee of 100% of the amount paid for the missing days.
